Terms of service
These terms govern the management agreement between Custos Oy and the owner of a residence. Where a signed agreement differs, the signed agreement prevails.
Last revised 18 August 2026
The service
- Subscription
- A named manager, an agreed visit rhythm, the residence file and the platform.
- Additional hours
- Work beyond the included allowance, recorded to the minute and invoiced separately.
- Pass-through
- Contracted works are invoiced at cost, with the supervision fee disclosed on the quotation.
- Out of scope
- Emergency response beyond making safe, legal and tax advice, and building design.
Approvals and spend
No chargeable work begins without an approval. Each owner sets a standing limit; spend below it may be authorised by the manager and is reported afterwards, spend above it waits for a written decision in the platform. An owner may delegate approval to a named person for a stated period and limit. Emergency work needed to prevent injury or further damage may proceed without approval and is reported within twenty-four hours.
Fees and invoicing
The subscription is invoiced monthly in advance. Additional hours, travel and pass-through costs are invoiced monthly in arrears with the underlying record attached. Payment terms are fourteen days net; late payment interest follows the Finnish Interest Act. All figures are stated excluding VAT at 25.5 per cent. Where work qualifies for the household deduction, the labour portion is separated on the invoice and summarised each January.
Contractors
Contracted work is carried out by third parties selected for the task. Custos verifies their statutory obligations before engagement and supervises delivery, but the works contract stands between the owner and the contractor unless expressly agreed otherwise.
Liability
Custos is liable for direct loss caused by its own negligence, limited to the fees paid under the agreement in the preceding twelve months. Custos is not liable for indirect or consequential loss, nor for defects in contracted works beyond its supervision duty. Nothing here limits liability for gross negligence, wilful misconduct, or anything that cannot be limited under mandatory Finnish law.
Term and termination
The agreement runs until terminated by either party with three months' written notice. On termination the owner receives a complete export of the residence file, including documents, photographs and the service history, at no charge.
Governing law
Finnish law applies. Disputes are settled in the District Court of Southwest Finland, after an attempt at good-faith negotiation between the parties.
